Why nobody in the UK does it this way (yet)

In the Netherlands, prefab dormers are the normal way to add a room — tens of thousands are craned onto Dutch terraced houses every year, houses built exactly like yours. We've brought that factory, that engineering and that speed to the UK. Traditional dormer: 6–8 weeks of scaffolding, £18,000–£28,000, and weather risk the whole way. Questions Brits ask us

Do I need planning permission?

Rear dormers usually don't: they fall under permitted development within the 40 m³ (terraced) or 50 m³ (semi/detached) roof-volume allowance. We check your address free and can arrange a Lawful Development Certificate for extra peace of mind.

How fast is it really?

The dormer itself is built in our factory in advance. On installation day the crane lifts it onto your prepared roof — your home is weathertight the same day, and we finish within days, not the 6–8 weeks a traditional dormer takes.

Will it match my roof?

You choose the cladding and window layout; we build to measure from a survey of your roof. Materials are selected to sit naturally alongside UK roofs.

What does 'from £22,500' include?

The complete rear dormer: structure, insulation, window, cladding, interior finish and installation, VAT included. A full dormer loft conversion (stairs, bedroom fit-out) is quoted per project.

What about building regulations?

Included — our installation is signed off under UK building regs, and the structure carries our 10-year guarantee.
